Do I need planning permission for a shepherd hut in my garden?

I have an agricultural field, can I start a glamping site?

If the shepherd hut/s are proposed to be used on agricultural land, or a paddock land for commercial reasons, for example the establishing of a glamping site, then the options are as below:

• Apply for planning permission through your local authority. This option can be very time consuming with no guarantee of success.

• The government offer a 28 day exemption to all land owners. An individual can use their land for almost any purpose for 28 days per year. This doesn’t require any notification to the local authority. The shepherd hut must however be removed from the land after 28 days, unless it’s being used for agriculture for the rest of the year. There is a way of doubling this, by having your partner own the other half of the land, or by leasing the land to a friend. There is no limit to the amount of Shepherd Huts you can have on the land, to give you an idea, this is what most festivals work on.

We could offer you an exemption license?

Exemption licenses can permit up to five shepherd huts or pods (even caravans) plus multiple bell tents, wigwams, safari tents etc for all year round use without the need for planning. The process doesn’t involve applying to the local authority. So long as the authorised club are happy with the proposed site, and that a small amount of criteria is met. For example a safe road access etc. Depending on the club, this can take up to four months. If the license is granted, this is usually for the duration of one year and is renewable on each anniversary. Conditions include complying to the clubs code of conduct and that one fully paid member is present in any customer group staying at the site, a way around this is often that one free membership is included with the booking fee (the annual membership fee is currently £12.50).
